The Metropolitan Development and Housing Agency (MDHA) will open the waiting lists for three properties on a first-come, first-served basis in March 2026. Please scroll to the bottom to find information about RentCafé’s new passwordless login system.

Preference will be given to applicants who are 62 years or older or have a disability.

Applications require a valid email address and will only be accepted online. It can be submitted 24 hours a day during the open application period at nashville-mdha.org by clicking the button on the large yellow banner at the top of the homepage that says “Apply Now for Housing.” The process takes approximately 10 minutes to complete. Once an application is submitted, applicants will receive an email confirmation.

Each property has its own waiting list, so those interested in all properties must fill out three online applications.

Anyone with questions or in need of assistance can call the Resident Services information line at 615-252-8527 (press 0 when prompted) during the open application periods. The office is open from 7:30 a.m. until 4 p.m. Monday through Friday.

Applicants may also visit public libraries to access a computer. All Nashville Public Library locations have public access computers, and neither an appointment nor a library card are necessary to use them. Please visit the library’s website to find the closest location.

New RentCafé Login System

RentCafé, which is used to submit applications, has changed its login process to a passwordless system. Applicants will no longer need a password to access their account. Instead, they will log in using their email address. This change may lead to a few extra steps when registering for this month’s waiting lists. Please read carefully before you attempt to apply for the waiting list to avoid any confusion or delays.

Find the description below that best matches your situation.

  1. I have previously registered for a waiting list at any MDHA property using my email address as my username.
    • You can use that same email address as your username for these waiting lists.
  1. I have previously registered for the waiting list at any MDHA property with a username that was not my email address.
    • Click here to locate the property you previously applied for and log in with that username. When you do, you will be prompted to update your username to your email address. This email address must not have been used to apply for a past waiting list. If the email address has been used in the past, you will need to create a new email address. That email address can then be used to register and apply for future waiting lists.
    • If you can’t remember the username you used, you can search your email inbox history using the keywords “User Registration Confirmation” and look for the property name in the subject. Open the email to find your username. If you can’t find the email confirmation, you will need to create and use a new email address.
  1. I have never registered for the waiting lists at any MDHA property.
    • You can register for these waiting lists using your email address. That email address can then be used to register and apply for future waiting lists.
  1. I’m not sure which category I fall under.
    • The easiest possible solution, which will allow you to avoid any delays on the day the application opens, is to create a brand-new email address using a free email provider like Gmail, Yahoo!, Outlook or iCloud. You can then register using that email address, and it will work to register for any MDHA properties in the future.

You may register for a property before the application period opens by clicking on the “Register Now” or “Click Here to Register” links at the bottom of the property’s RentCafé page. Registering for a property does not place you on that property’s waiting list. You will still need to apply once the application period begins. The waiting lists are built on a first-come, first-served basis, so completing the registration process in advance may save you time when applying.
