The Metropolitan Development and Housing Agency has been rated as a high-performer according to the U.S. Department of Housing and Urban Development. This is based on the results of the 2022-2023 Section Eight Management Assessment Program, which is HUD’s performance measurement tool for the Housing Choice Voucher Program.

MDHA’s Rental Assistance Department manages the Section 8 program and administers nearly 8,000 vouchers that serve families earning up to 50% of the area median income. Currently more than 700 private landlords in Davidson County make units available to participating families.

SEMAP measures the performance of public housing agencies (PHA) that administer the Housing Choice Voucher program in key areas including proper selection of applicants from the Housing Choice Voucher waiting list, timely annual housing quality inspections and leasing. PHAs with a score of at least 90% are rated high performers under SEMAP and may be given competitive advantage under notices of fund availability.
The Section 8 Housing Choice Voucher program is a HUD-funded rent supplement program designed to help individuals and families with the cost of rent and utilities. The household pays between 30-40% of its adjusted income for rent and utilities, and MDHA pays the difference. The private owner and renter both benefit because the owner receives fair market rent for his/her property, and the family gets a decent, affordable place to live.
